Home Information Packs detail information about properties provided by the home sellers or their Agents. The basic elements within a pack are :-

From the 1st August, 2007, property sellers in England and Wales with three or more bedrooms must ensure that a Home Information Pack is available to potential buyers. This rolled out to the remainder of the market on 14th December 2007. Properties marketed before the 1st August will be allowed to continue to be marketed without a HIP until further notice. Local Authority Trading Standards Officers will enforce Home Information Pack duties for failure to comply with Regulations. Where a Trading Standards Officer decides it is warranted, they will have the option of serving a £200.00 penalty charge against the seller or their Agent. The case could then be reported to the OFT who already have the powers to revoke an Agents license for engaging in undesirable practises. Home Information Packs are designed to eliminate the uncertainly and stress associated with buying and selling properties by providing much of the essential information up front. As a result, the whole process will be more simple, speedy, efficient and cost-effective.
